The City of Hot Springs Planning and Development Department is inviting the public to review the Technical Report and Analysis of the Hot Springs Zoning Code.
The report, completed by Camiros, Ltd., is Phase 1 of two to produce a Zoning/Development Code that implements the adopted comprehensive plan, Forward Hot Springs 2040, and the City’s other recent planning documents. As a part of Phase 1, Camiros hosted a kick-off meeting with City staff, produced a website to provide project updates, reviewed the existing code and plans and hosted a series of stakeholder interviews.

This report presents the findings of a technical review of the City of Hot Springs’ Zoning Code, and its purpose is three-fold:
- It provides a more in-depth understanding of the current zoning regulations to move toward drafting an updated code.
- It allows for discussion of additional issues not identified during meetings and interviews with City staff and stakeholders.
- It introduces concepts and regulatory approaches that set the direction for substantive updates to be included in the new Zoning Code.
The report is not intended to discuss every needed change, as some will be minor changes that will create a more user-friendly document, while others are more detailed revisions to be worked out during drafting. Rather, the intent is to highlight key issues and revisions that represent substantive changes to current regulations and offer conceptual approaches to resolving specific issues.
